One contractor for the whole building

Anyone looking after an apartment building in Leipzig knows the problem: a different contractor for every small thing, and each of them turns up whenever it suits them. We take on the ongoing upkeep as a package — regularly, on fixed days, and with one person you can reach directly. What comes up in a building is rarely dramatic, but it has to be done reliably: keeping the stairwell in order, putting the bins out and back, changing bulbs, adjusting doors that catch, clearing snow in winter and cutting the grass in summer.

Winter service with documentation

In Germany the duty to clear and grit sits with the owner. It can be passed to a contractor but not abolished — which is why documentation matters as much as the shovel. We clear early enough in the morning, grit as required, and log every visit with date and time.

That gives you something to show if a dispute ever arises. This is exactly where informal arrangements fall down: the path may well have been cleared, but afterwards nobody can prove it.

Small repairs instead of hunting for a tradesman

The biggest time sink in property management is the small stuff no trade firm will drive out for: a flat door scraping the floor, a broken door closer, a loose handrail, a snapped letterbox flap, a bike rack working itself loose. Finding somebody for that takes longer than the repair.

We handle those during the scheduled visits. We do not carry out work on electrical or water lines — there we report the defect with a photo so you can instruct the right specialist firm, instead of hearing about it through a tenant complaint.
