Renovating before you move out – so the Kaution comes back

The most common reason for renovation work in Leipzig is moving out. German tenancy contracts ask for the flat „besenrein“ and in orderly condition, and what that means in practice usually only becomes clear at the handover appointment. The usual list: drill holes in every wall, furniture marks, scratches in the laminate, yellowed silicone in the bathroom, and wallpaper seams that have lifted. These are Schönheitsreparaturen — cosmetic repairs — and we do them quickly and to a standard where nobody has grounds to complain.

We come round free of charge, walk through the rooms with you and say honestly what needs doing and what does not. Not every mark counts as damage, and not everything a landlord asks for is something they are entitled to demand. Talking customers out of unnecessary work has saved them real money more than once.

Renovating before you move in

Before you move in the flat is empty — which is the cheapest moment for everything that becomes awkward later. Laying a floor, getting the walls right, putting up a partition, replacing skirting: without furniture in the way it takes half the time, and nobody has to shift wardrobes back and forth.

Where we draw the line

We are straightforward about our limits: we do not carry out work on electrical or water lines. Certified specialist firms do that, and rightly so — safety and insurance cover hang on those points.

Everything around it we do take on: walls, floors, furniture, mounting, patching and adjusting, and the pile of small jobs a large trade firm will not even drive out for. If we spot something during the assessment that needs a specialist, we say so immediately — so you do not find out at the handover appointment.
