Full renovation in Leipzig – one firm for the whole flat
When it is not just painting but walls, floors, bathroom and wiring: we take on the renovation as a whole, do most of it ourselves and bring in licensed firms for electrics, plumbing and tiling — planned, scheduled, from one hand.
What a full renovation includes
A renovation means painting and a new floor. A full refurbishment starts where walls come down, pipes are replaced and the bathroom is rebuilt. Then five to seven trades follow each other, and the trouble almost always appears at the handovers between them, not inside the individual work.
We do ourselves
- Demolition, carrying out and disposing of debris — 30–60 €/m³
- Drywall: walls, casings, ceilings — 7–17 €/m²
- Plaster, filler, paint — 6–14 €/m² and 10–20 €/m²
- Floors: laminate, vinyl, click parquet — 15–35 €/m²
- Fitting and adjusting doors — 250–350 €/door
- Assembling furniture, kitchens, lights on existing points
Through licensed firms
- Electrical installation: wiring, sockets, fuse box — around 50–100 €/hr
- Plumbing: pipes, drains, connection points — 45–170 €
- Tiling and screed — 25–40 €/m²
- Heating and radiators
- Roof, facade, load-bearing parts
Your contract is with us, not with five companies. We collect the quotes from the licensed firms, set the order of works, are on site during their appointments and give you one invoice. That is the real difference from hiring everyone yourself.
The order of works that most schedules fail at
A renovation rarely gets expensive because one job is expensive. It gets expensive when something has to be done twice: screed poured before the pipes are in, flooring laid on a wall that is still damp, the kitchen assembled while the electrician still needs the wall. So we fix the order in advance and stick to it, even when it feels slow.
- Demolition and disposal — everything out that has to go
- First fix: electrics and plumbing through the licensed firms
- Drywall, plaster, screed — then drying time
- Tiling in the bathroom, then floors in the rooms
- Doors, painting, assembly, final cleaning
Not the working days but delivery times and drying. Tiles and doors often take two to four weeks, screed needs its days, and a licensed firm rarely has a free slot the day after tomorrow. Ordering early saves more time than an extra pair of hands.
Three typical projects
Two rooms, no bathroom
Walls, floors, doors, painting, small electrical works through the licensed firm.
Three rooms with bathroom
Demolition, new pipes, complete bathroom, drywall, floors, doors, paint.
Empty old building
Walls removed and rebuilt, completely new wiring, new bathroom and kitchen, all coordinated.
Exact figures come after the site visit and the quotes of the licensed firms. A price per square metre would be guesswork here — in an old building it is the condition behind the wall that decides, not the floor area.
