What a full renovation includes

A renovation means painting and a new floor. A full refurbishment starts where walls come down, pipes are replaced and the bathroom is rebuilt. Then five to seven trades follow each other, and the trouble almost always appears at the handovers between them, not inside the individual work.

Your contract is with us, not with five companies. We collect the quotes from the licensed firms, set the order of works, are on site during their appointments and give you one invoice. That is the real difference from hiring everyone yourself.

The order of works that most schedules fail at

A renovation rarely gets expensive because one job is expensive. It gets expensive when something has to be done twice: screed poured before the pipes are in, flooring laid on a wall that is still damp, the kitchen assembled while the electrician still needs the wall. So we fix the order in advance and stick to it, even when it feels slow.

What really sets the schedule

Not the working days but delivery times and drying. Tiles and doors often take two to four weeks, screed needs its days, and a licensed firm rarely has a free slot the day after tomorrow. Ordering early saves more time than an extra pair of hands.

On top come the quotes of the licensed firms for electrics, plumbing and tiling. A reliable total comes after the site visit — in an old building the condition behind the wall decides.
Who does the electrics, plumbing and tiling?
We hire licensed firms for those parts — in Germany this work requires a master craftsman firm, and we say openly that we are not one. We collect the quotes, agree the dates and are on site while they work. For you it stays one contract and one contact.
How long does a renovation take?
Two rooms without a bathroom take two to three weeks. Three rooms with a new bathroom take five to eight weeks, an empty old flat with a new layout from two months. Most of that time is delivery and drying, not working days.
Can I stay in the flat during the works?
During a simple renovation yes, during a full refurbishment practically not: without a bathroom, without power in parts of the flat and with demolition dust it quickly becomes unbearable. If there is no alternative we work in sections — slower and more expensive, but possible.
How is this different from a normal renovation?
Renovation for us means painting, wallpaper, floors and small repairs, usually before moving out or in: see flat renovation. We speak of refurbishment when pipes, the bathroom or the layout are touched and several trades have to be coordinated.
Is there a warranty?
Our own work is covered by the statutory warranty; the licensed firms are liable for their part and we show you their invoices. We do not have public liability insurance — if your project requires insurance we say so beforehand and you decide.
